Today I visited the Landmark centre, an assembly of buildings and facilities striving to permit its guests to ‘Live, Work and Play’  without leaving the centre’s site. The intended existing and proposed presence of recreational, professional and residential facilities is therefore equally balanced.

The diagram below shows the existing facilities in grey and the proposed ones in pink and yellow. There is supposed to be a proposed cinema, however it was not possible to figure out where it would go.

  • The building assembly is powered by Verathan power, an independent private producer
  • The facility is 3 years old (previously it used to be a temporary structure). The main hall is around 2300 sqm hall and built with steel imported from Romania, whilst the ‘Hall 2’ extension was built with local steel; main hall can be subdivided into 3 parts
  • The clientele at the exhibitions and events is roughly 50:50 split between foreign visitors and local clients
  • The waves used to hit the beach quite severally causing the need for an ocean defence. After Eko Atlantic was sand-filled the area in front of the centre became calmer, creating a popular night activity spot on the beach behind Hard Rock Cafe, which is beating Nigerian alcohol sales records amongst its competitors
  • Under the Live-Play-Work strategy, the site is to be developed further to have a 150 room Marriott hotel, an office building, two residential apartment towers and a cinema
  • The Neighbouring building (under the same corporate ownership) is Landmark towers – combining office, 20-room ’boutique’ hotel, apartments, hospital, restaurants, supermarket, pool, 20 room hotel and the ‘big boys’ penthouses at the top

My suspicion was that the proper base of the building is moved two floors up due to ocean surge risks (4 m high flood based on Dr Obifuna’s simulation), and that the bottom two floors and floodable and sacrificial, however the person showing me around (one of the managers) did not agreeIMG_9318
